4 Renovations to Avoid

Oftentimes homeowners believe that any upgrade or renovation will bring value to their home, but that is simply not true. Read these 5 remodeling tips to avoid investing money in something that won’t yield much of a return.

  1. Don’t convert the garage. Sure, it’s cheaper than building an addition, but garages are valuable assets when selling a home. Sabrina Booth, an agent with Redfin, notes that it “will always feel like a cold garage.” Most buyers prefer the garage space over the extra living space, especially in colder climates, but that can also be true in warmer climates such as California, where garages are often hot and stuffy.
  2. Don’t eliminate a bedroom or bathroom. Having more living space is a great idea, but not at the cost of a bedroom or bathroom. Combining two rooms to create a big master suite or converting a bedroom into a master closet might not reap the dividends for which homeowners hope.
  3. Don’t go crazy with the personalization (at least not when the house is on the market). This is perhaps the most important of the remodeling tips. Think neutral colors that appeal to a broad range of people when decorating. The home should be a reflection of its owners; however, once that for sale sign goes up, some of the personalization needs to come down.
  4. Don’t renovate without a permit. Most cities require permits for major renovations. Some even require them for minor renovations! Permits ensure that all home remodels are up to code. Smart buyers will ask about any upgrades that have been done to the home and request the paperwork to prove that permits were obtained. Failure to pull permits could result in the sale of the house falling through or the work needing to be torn out and redone.
