4 Things to Consider Before Remodeling in 2016

A home will be the single largest investment you make in your lifetime. As the place that you live, the design and condition of said home impacts everyday life. As an investment, enhancing the value and preserving the integrity of said home are of utmost importance.

When thinking about a remodeling project, consider both aspects: the home and the investment. A home that is well taken care of works better from a functional standpoint. Additionally, taking care of repairs as they arise is a wise idea, as it’s cheaper to mend things before they’re in complete disrepair.

When it comes to remodels and upgrades, first consider your home improvement needs. Is the A/C or furnace old and outdated? Do the windows need to be replaced? Are there other basic things that need to be taken care of before you embark on a large remodel such as the kitchen or bathroom? Consider these 5 tips before you begin your remodel.

  1. Curb appeal. How does your house look from the street? Landscaping, the front entrance, and the color and condition of the paint or siding can add or detract from your home’s curb appeal. When it comes to the landscaping, big isn’t always better. Well-trimmed planters, freshly mown grass, and mulch in the planters make a home look clean and crisp.
  2. Missing features. Does your home only have one bathroom while the other homes in your neighborhood have two or more? Adding a bathroom to your home would be great for resale value if you’re considering a move in the next 5 years; moreover, if you plan to stay in your home for longer, adding a bathroom will make your life there much easier.
  3. Special features. Generally speaking, homes are more appealing to buyers if they have a couple of distinctive features. Walk-in closets, bay windows, plantation shutters, a whirlpool bath, or attractive landscaping can separate your home from the crowd. In a competitive real estate market, these features can sell your house.
  4. Special features that are…weird. When adding special features, consider whether they are in high demand. For example, adding a whirlpool tub to the master bath might seem like a great idea, but if you have to forego a large shower to accommodate it, then perhaps installing the large shower and a smaller bathtub would be a better idea.
